Taylor Morrison buys 131 acres in fast-growing area of Queen Creek

Scottsdale-based Taylor Morrison Home Corp just closed on a vacant East Valley land parcel in Queen Creek with plans to build 218 homes, which comes on the heels of the purchase of 156 acres in north Phoenix.
Development is underway with sales projected to begin in the third quarter of 2026, said Steve Hahn, senior vice president of land for the Phoenix division of Taylor Morrison (NYSE: TMHC).
Its capital partner Kennedy Lewis Investment Management paid $21 million to an entity tracing to Crown West Realty/Petrus Partners for the 131-acre parcel south of the southwest corner of Thompson Road and Hunt Highway in Queen Creek, according to Tempe-based Vizzda LLC.
The sale was facilitated by Ryan Semro, Ben Heglie, Bret Rinehart and Greg Vogel with Land Advisors Organization’s homebuilding team, who represented the seller Borgata at San Tan Heights LLC.
This land buy represents Taylor Morrison's debut in the 270-acre Borgata at San Tan Heights community, Hahn said, adding to its nearby communities of Ellsworth Ranch, Legado, La Mira, Hawes Crossing, Ovation and Combs Ranch.
Hahn said his team is still working on architectural styles of the homes that will be built within Phase II of Borgata at San Tan Heights.

Preliminary analyses show homes from Taylor Morrison's popular Journey and Summit series would be welcomed by the community, including an RV option, he said.
Square footage of the homes would range from the low 2,000s to the upper 3,000s.
A few styles being considered include Santa Barbara, Prairie and Farm House, he said.
"Taylor Morrison has always embraced its commitment to the southeast Valley and the communities and residents that make it so special," Hahn said. "We feel the opportunity at Borgata meets our criteria of providing a wonderful location coupled with a beautiful site to be home for future residents for years to come."
The land purchase represents the second phase of Borgata at San Tan Heights. Homes in the first phase are being built by Shea Homes and Tri Pointe Homes Inc. (NYSE: TPH)

On schedule to begin production in 2026, the facility’s workforce and other population growth trends are prompting the need for more homes, said Land Advisors' Ryan Semro.
Plus, he said, State Route 24 corridor in Queen Creek is prepared for LG's supply chain providers and other businesses to expand or relocate to the area.
Queen Creek and the San Tan Valley area have been a popular area for homebuilders.
Last December, Mattamy Homes paid $18 million cash for 118 acres of vacant land in San Tan Valley, where the Canadian homebuilder plans to build 443 homes, while Scottsdale-based Aread Inc. is selling lots to homebuilders at its Skyline Village master-planned community in Pinal County.
Nearby in Gilbert, Tri Pointe Homes paid $18.2 million for 40 acres at the southwest corner of Pecos and Greenfield Roads.
Plans call for developing a new community called Lusitano that includes 76 homes, with sales expected to begin in 2027.
