Scottsdale firm proposes 270-acre business park in Goodyear

Undeveloped West Valley parcels are being snapped up for more industrial development.

Rankin Real Estate LLC is the latest firm that's working on plans for a future business park in Goodyear near Interstate 10.

The Scottsdale-based company has applied for rezoning and a general plan amendment for a 270-acre site to allow for a mix of uses including commercial, office and industrial, called I-10 Citrus Gateway.

The general plan amendment is scheduled for Goodyear's planning and zoning commission meeting on Dec. 4, followed by a vote at the commission's Dec. 10 meeting and a City Council vote on Dec. 16. Wendy Riddell, a land and zoning attorney for Berry Riddell LLC, is representing the applicant.

A rezoning case associated with the property is expected to be voted on at a later date. The overall property is located between Roosevelt and Van Buren streets along the MC 85 highway, just east of the city of Buckeye.

Development of the vacant property would add to similar plans for the adjacent sites. Across 224 acres just east of the property, developers have proposed a master-planned business park at I-10 and the Loop 303 called Innovation Centre.
