More retail space being marketed at West Valley ballpark; plus 8 more deals to know

The city of Goodyear is marketing nearly 10,000 square feet of retail space available for lease at the Goodyear Ballpark, home to the spring training facilities for the Cleveland Guardians and Cincinnati Reds.
Four suite spaces are available for lease along the front entrance of the ballpark including a 3,207-square-foot endcap, a 1,222-square-foot space, a 3,441-square-foot space and a 1,592-square-foot endcap.
"This offering is ideal for a local restaurant or retail business to make its mark, establish a prominent presence and growth with Goodyear for years to come," according to marketing materials for the project and a recent city post on LinkedIn.
The store space is located adjacent to the team shop and ticket windows, while the ballpark hosts year-round events and activities.
The Ballpark Village area has about 3,000 parking spaces by Estrella Parkway, which saw nearly 27,000 cars daily in 2019, according to city of Goodyear estimates.
Plans are underway for hundreds of residential units adjacent to Ballpark Village at the intersection of Estrella Parkway and Yuma Road, as well as a new retail center with Starbucks, Farmer Boys and more.
• Chicago-based Oak Street Health Inc., which was acquired by CVS for $10.6 billion in May 2023, continues its Arizona expansion with the opening of a clinic at 13030 W. Thunderbird Road, El Mirage — its 14th in Arizona.
This follows the opening of a health center in Sun City last fall, which was its 10th in metro Phoenix and 13th in Arizona.
On average, each Oak Street Health center is about 10,000 square feet and creates 35 to 50 jobs, including physicians, nurse practitioners, nurses, medical assistants, social workers, behavioral health workers and scribes who take notes for the providers.
This new clinic is designed to accommodate the services older adults often need in a primary care facility, said Dr. Charlotte Gurule, senior medical director of Oak Street Health.
In addition to 12 exam rooms, the facility includes a community room where seniors can gather for social connection and participate in various activities and events, including bingo, arts & crafts, chair yoga and educational courses as well as offering other amenities including computer and internet access.
As for building more clinics in metro Phoenix, Gurule said, "We are constantly evaluating markets that make sense and need our model of care."
• Peoria-based Precision Healthcare Professionals has signed a 3,013-square-foot lease at the Buckeye Medical Plaza in the West Valley.
The long-term lease, totaling $1.14 million, is part of the new multi-tenant, 48,000-square-foot medical office building located at 865 S. Watson Road.
Troy Giammarco and Joe Pequeno of NAI Horizon represented Precision Healthcare Professionals in the lease. The landlord is HP III Phoenix LLC and Hammes Realty Services LLC, which was represented by Melynn Wakeman with Integrity CRE.
• Tri Pointe Homes Arizona has broken ground for the first phase of Soleo, a master-planned community in San Tan Valley that will boast 1,435 homes upon completion.
The first phase will include 663 homes, with homes ranging from 2,050 to 3,970 square feet.
Amenities will include a central pavilion centered around an event lawn, swimming pool, 2-acre lake for kayaking, a sports field and basketball courts.
Other community amenities will include 14 parks, an integrated fitness loop and other recreational elements.
• McCarthy Building Cos. has placed the final beam on the $185 million Interdisciplinary Science and Technology Building 12 project at Arizona State University's Polytechnic campus in Mesa.
Designed by SmithGroup, the 173,194-square-foot building will include laboratory research, office, meeting, instructional and collaboration spaces for students and faculty.
The building is on track to open for the 2025 fall semester. It will include specific infrastructure and labs specializing in additive manufacturing, robotics for smart manufacturing and industry automation, cyber manufacturing and operations research, semiconductor manufacturing, and manufacturing systems for the energy sector.
Trade partners on the project include Comfort Systems USA, Wilson Electric, KT Fabrication, E&K of Phoenix, Western Building Group, Climatec, MGC Millwork and Pete King. Design consultants supporting the SmithGroup effort include in-house MEP Engineering, lab planning and landscape architecture, Wood Patel Associates and PK Associates.
Another Dignity Health property has changed hands, following Dignity Health's $160 million purchase of medical properties last week.
Healthcare Property Advisors paid $30.25 million to an entity tracing to ElmTree Funds for the Dignity Health Arizona General Hospital at 7171 S. 51st Ave. in Laveen, according to Tempe-based real estate database Vizzda LLC.
Built in 2015 on 3.92 acres, the 39,000-square-foot property includes an emergency room with 10 beds, 16 inpatient beds, two operating rooms and laboratory, according to Dignity's website.
• Jenni Kayne, a California-based apparel, accessories, home, and apothecary retailer, has opened its first store in Arizona and fourth store in 2024 in Scottsdale. The company leased an 1,834-square-foot space at Scottsdale Quarter. Julia Hunter, CEO of Jenni Kayne, said in a statement that Arizona is a growing market for the company and said it made sense to debut the brand’s retail presence in Scottsdale.
• Insomnia Cookies, one of the many competing cookie companies that are growing in the Phoenix area, is set to open its third location in the Valley in Phoenix’s Alhambra neighborhood near Grand Canyon University.
The cookie concept will open in a small strip center off 35th Avenue, near Camelback Road later this summer.
Insomnia sets itself a part from competitors by staying open very late,offering late-night delivery until 1 a.m. or later.
• Tempe Marketplace is adding more four new tenants to its lineup, including Sam's Club, and three of them are expected to be open this fall.
Along with the Walmart-owned Sam's Club, Nothing Bundt Cake, Happy Beauty and Enclave Salon Suites will be occupying about 150,000 square feet at the shopping center. Sam's Club is slated to be completed in the summer of 2025.
Tempe Marketplace is located at 2000 E Rio Salado Pkwy, in Tempe. The retail center is now nearly 100% leased, owner Vestar said.
