Homebuilding activity is heating up in Arizona's newest city, San Tan Valley, with an expected push by Canadian builder Mattamy Homes after the company acquired 28 acres in the 473-acre master-planned community known as Soleo.

Mattamy Homes paid $19,044,000 for the 27.92-acre chunk of land that's earmarked for 115 homesites, the company said in a recent announcement. To be built on 48-foot by 120-foot lots, the homes from the builder's Amber Collection will range in size from 1,535 square feet to 2,555 square feet in size with single-story and two-story options.

Construction on model homes is set to start in October, the company said in its announcement, with a grand opening expected in January.

Other builders are already active in their portions of the Soleo master-planned community, including David Weekley Homes, which is already selling its Artesa at Soleo development of 108 homes ranging between 1,081 and 2,974 square feet, where homes are priced from the mid $400,000s.

Soleo's centerpiece is a 15-acre grand park with a two-acre lake, sports fields, open-air pavilion with outdoor pool, children's play area, boulder climbing wall, zipline, event lawns, three fitness loops and several pocket parks.

San Tan Valley attracts new development

Mattamy Homes paid another $18 million for 118 acres of land in San Tan Valley last December as the company builds out its other large development in that area, Pinnacle at San Tan Heights.

Barrineau said at the time that San Tan Valley is seen as a new corridor of growth for builders as Gilbert and Queen Creek become saturated, with highway corridors along State Route 24 and Loop 202 being key catalysts.

After complex negotiations with Pinal County officials in the past year, residents of San Tan Valley recently voted to turn the unincorporated area into the county's largest municipality. San Tan Valley's first city council and new mayor and vice mayor are in the process of being selected.

Pinal County will provide road, zoning and planning services for San Tan Valley until July 1, 2026.

The San Tan Valley area is seeing continued population growth that has spurred the recent surge in homebuilding projects as well as new retail and restaurant developments, including the expanded Skyline Ranch Marketplace project, which will add well-known retailers such as EoS Fitness, Chick-fil-A, In-N-Out, Marshalls, HomeGoods, Five Below and PetSmart to its anchor tenant, Home Depot.

More than 225,000 square feet of new retail space at the retail development on NEC Hunt Highway at Gary Road is expected to be all online by 2027, per previous Business Journal reporting.

Separately, Mattamy Homes in the past week began sales for another new project in south Arizona, known as Tavira at Twin Peaks. The project is in the town Marana, about 21 miles northwest of Tucson on I-10, where Mattamy Homes has several developments in the works.

Floorplans in the Tavira at Twin Peaks development range from 2,236 square feet to 3,046 square feet, offering three to six bedrooms, three to three-and-a-half baths and three-car garages, with optional multigenerational suites. Pricing starts in the $500,000s.
